Regency in the Forest (formerly The Mansions in the Forest) is a 400-unit, upscale adult-living apartment complex just north of The Woodlands, Texas, a suburb of Houston. The Challenge
With more than 1,000 residents, Regency in the Forest uses a lift station to move raw sewage, runoff and other material to a higher elevation for the final processing of all of the complex’s wastewater. The lift station has two pumps in a duplex setup. BJM’s area wastewater distributor, Pumps of Houston, initially sold Regency in the Forest a pair of non-clog pumps made by a competitor of BJM. It turned out to be the wrong application for those pumps, which were not up to the job. When the pumps stopped working soon after their installation, the distributor’s service personnel found them clogged with fishing line, burlap bags and other strange debris.
